Hard Money Loans

Hard money loans are funding options where the property is considered first and as the loans guarantee. Hard money loans are a financing tool most often offered by private lenders and are accepted as short term solutions. These types of loans are most often used in renovation and rehabilitation projects that allow the property to be restored to an after repair value before seeking long term financing options.

Because the risk of default can be high on hard money loans the interest rates trend higher than other options. Many lenders offer interest only payments on loans of 6 months or less to assist in off-setting renovation costs.

Bridge Loans

A bridge loan is a temporary financing option that gives the borrower access to immediate cash flow. Bridge loans are most often leveraged for “bridging” a longer term financing option, most bridge loan terms are established at one year.

Bridge loans are usually funded with private lenders and require excellent credit and proof of income, cash flow, and normally debt service coverage ratios play a large part in the decision process.

CRE Purchase Loans

Commercial real estate purchase loans more closely resemble fixed and adjustable rate commercial mortgages. Lenders normally consider, and require, the proposed property as collateral and the rates are determined by the loan to value ratio.

To qualify for purchase loans credit scores at plus 700 are necessary along with a significant account balance in personal and business bank accounts.

Participating Mortgages

A participating mortgage allows the lender to share in parts of the revenues generated by the commercial property. Lenders receive the scheduled mortgage payment and interest and also the agreed upon share of the property’s income or proceeds.

Financing with a participating mortgage is most often used in the purchase of office space and retail properties. Lenders appreciate long term, fiscally stable, tenants especially where large traditional businesses have long term leases for offices or retail space.

Joint Venture Loans

A joint venture loan is similar to taking on a partnership where all parties share an agreed upon equity in the profit and loss of a certain property.

This type of funding is most advantageous when neither party is able to obtain financing on there own or in cases where options or contracts exist. This financing solution is offered through private investors and investment firms. Normally two partners or entities will collaborate as a partnership that is limited to the property and the financing.

Joint venture financing does not require the relationship between applicants to be official and also doesn’t require the partnership to extend beyond the property and specific financing responsibilities.
